A 7.5-acre tract of land across Main Street from Pearland High School may soon be transformed into a restaurant and retail area instead of an industrial site. The Pearland City Council recently approved the first reading of a zoning change request from heavy industrial to general commercial, paving the way for potential new businesses in the area.
Zoning Change Proposal Approved in First Reading
On January 27, the Pearland City Council held a vote on the zoning change request for the land located at the northwest corner of Main Street and Bailey Road. The request, submitted by Will Benson on behalf of property owner JM Projects LLC, aims to bring in businesses that fit a retail and restaurant setting rather than industrial use.
“We are looking at commercial uses that are more in a retail flavor,” said Benson. He added that the vision for the area includes:
- Restaurants
- Retail strip centers
- Single-tenant and multi-tenant commercial spaces
Potential Tenants and Business Interest
Benson also shared that a local restaurant looking to expand has shown interest in the site. The proximity to Pearland High School is seen as a major advantage, given the area’s steady growth and development over the past decade.
“They like the high school being right across the street. This area has matured over the past 10 years,” Benson told the council.
Council Vote and Next Steps
During the first reading, the zoning change was approved by a 6-1 vote, with Council Member Layni Cade opposing the motion. The second and final reading is expected to take place in February, when the council will make a final decision on the rezoning. If approved, the area could soon see new retail and dining options.
